ADVANTAGES OF REAL ESTATE INVESTING

HOW DO WE DO IT?

Our process is simple; Flip Singles and Hold Multi’s. 

Flipping often involves taking a distressed and/or dated property and performing a renovation to bring it up to modern day building codes and design trends. In some cases you could simply give the property a “facelift” to make it more appealing to today’s marketplace. The idea is to force appreciation and sell quickly (3-6 months). Then take the profit and move onto the next project and so on. But the best returns are through the long term gains of holding Real Estate. 

Our strategy takes some of the profits from flips and reallocates them towards multi-family buildings to hold for real long term wealth and generous cash flow. These properties are bought and renovated to force appreciation. Once complete the property is appraised at a new higher value. It is then refinanced with a bank mortgage up to 80% loan to value (LTV). If done well the new value would be high enough to pay back all the renovation costs and any other fees associated with the purchase. This process is commonly known as the BRRRR strategy (Buy, Renovate, Rent, Refinance, Repeat). In a perfect case, a 100% BRRRR, you are left with a free cash flowing property with infinite returns.
